WHAT IS HARD MONEY?

For a hard money loan, a borrower secures funds with a hard asset, such as real estate.

Hard money loans, like bridge loans, are short term in length and can come with high interest rates. While bridge loans often tend to fund commercial property projects until permanent financing becomes available, hard money loans instead serve as a last resort for borrowers looking to finance projects. A key competitive advantage that hard money lenders have over traditional banks is that they will underwrite a loan for a borrower that has no other financing options. Private investors, rather than banks, issue hard money loans. These individuals or small firms often rely on a loan-to-value (LTV) ratio to determine how much of an investment they're willing to make. Hard money loans tend to have an LTV no higher than 80% and can be quite lower. Interest rates could be high as well, but even so, the convenience of fast approval, more flexibility and less paperwork have kept borrowers coming back again and again to hard money lenders.
